CyprusBuying a property in Cyprus can be a safe, easy and smooth experience, which is predominantly based on the UK legal system. Contracts can be written and submitted in the English language, a major benefit in comparison to other popular European destinations.
 
Safeguards are in place throughout the buying process to protect you and you’re finances.
 
We can guide you through the entire buying process to ensure that you feel confident and secure with your new property purchase.
 
Below you will find some essential information relating to your potential property purchase in the Republic Cyprus, including procedures, transfer fees, taxes and other matters.
 
The Buying Procedure
  1. We will help you find your dream home from our wide portfolio of properties.
  2. When in Cyprus arrange to view your shortlist of ideal properties.
  3. Enter an offer on your desired property. We can introduce you to a choice of independent, reputable solicitors who can handle conveyancing.
  4. Lodge a reservation fee with your solicitor (approximately €3000) to fix the price as negotiated and hold the property in your name before signing contracts.
  5. Agree the deposit and stage payments, where appropriate with the vendor or developer.
  6. Arrange your direct funding or we can help you find competitive mortgage facilities prior to signing contracts.
  7. Your solicitor will advise, draft and prepare the ‘Preliminary Contract of Sale’ ready for you to sign. This will then be lodged at the ‘Land Registry Office’ for Specific Performance.
  8. Sign the Contract of Sale and pay your agreed deposit through your solicitors client account for your financial security and piece of mind.
  9. Pay your balance as agreed in the contract. (about 30 days from signing your Contract of Sale)
  10. Your contract of sale will be lodged at the ‘Land Registry Office’ by your solicitor after the final balance is paid.
 
Power of Attorney
 
If you are not a permanent resident of the Republic of Cyprus it may be a good idea to give your solicitor power of attorney to act on your behalf, allowing them to sign necessary legal documents in your absence. You will of course be consulted prior to any action taking place. Instruction is usually given in writing either by email or fax.
 
NOTE: it is always advisable to have a Cyprus Wills created for all legal owners of the property that you are purchasing.
 
Legal Fees
 
Legal fees vary depending on which practice you employ. Approximately €2000 Euros is a good guide. It is always advisable however to get an estimate for the costs and fees involved.
 
Stamp Duty
 
Your Contract of Sale must be duly stamped by the governing authorities within 30 days of signing. Your appointed solicitor will arrange this. The rate payable in the Republic of Cyprus is as follows: 
  • 1.5% per €1000 for the first €170,860 of the purchase price
  •  2.0% per €1000 for the remaining balance
This fee is paid by your solicitor who will add this cost to his standard charges.
 
Transfer of Title Deeds
 
Transfer of ownership can be affected once permission to acquire a property has been granted by the Council of Ministers. Transfer fees are payable by the purchaser to the District Land Registry Office based on the market value of the property at the time of purchase as follows:
